BTR Portfolio Manager

£35,000 - £40,000 plus car allowance

What you’ll be doing

You’ll take ownership of leasing performance across the portfolio, driving occupancy, revenue, and customer experience.

• Deliver leasing strategies and lead lease-up activity to achieve occupancy and income targets
• Monitor market trends and competitor activity to optimise pricing and positioning
• Oversee the full customer journey, ensuring a seamless, high-quality resident experience
• Build and manage relationships with agents, partners, and key stakeholders
• You’ll use data and insight to continuously improve performance and retention:
• Track pipeline, conversion, and key KPIs to drive results
• Support pricing strategy, revenue optimisation, and forecasting
• Use customer feedback and service metrics to improve satisfaction and loyalty
• You’ll ensure everything runs compliantly and efficiently:
• Oversee lettings processes including referencing, right-to-rent, and tenancy documentation
• Maintain up-to-date knowledge of regulations and ensure full compliance
• You’ll also play a key role in leadership and collaboration:
• Lead, coach, and develop on-site lettings teams across the portfolio
• Partner with marketing to deliver effective, demand-driving campaigns
• Produce clear reports and insights, presenting performance and recommendations to clients

What you need to succeed

• Proven experience in Build to Rent, residential lettings, or property operations.
• Strong knowledge of lettings legislation, compliance, and operational risk management.
• Demonstrated success in lease‑up delivery, revenue performance, and data‑driven decision‑making.
• Excellent leadership, communication, and stakeholder‑management skills.
• Customer‑focused approach with the ability to handle complex situations professionally.
• Highly organised, able to manage multiple priorities, and drive consistent portfolio performance.
