What’s the Job?
Mercury Living Property is scaling rapidly across the West Midlands, delivering high-yield buy-to-let portfolios through complete refurbishment cycles. We need someone who can take ownership and drive results independently.
You’ll manage 4–5 live projects simultaneously, typically multi-trade refurbishments lasting 1–6 weeks. You’ll be our site-facing lead: making decisions, solving problems, and ensuring projects deliver on time, on budget, and to a high standard. This isn’t a hand-holding role. We need someone with real construction knowledge who can lead confidently from day one.
Who We’re Looking For
We’re seeking an individual with strong construction knowledge and proven site experience. You’re confident managing trades, sequencing work, and solving problems on live sites.
You may be:
- An ex-tradesperson with site management experience, or
- A site/assistant manager ready to operate independently.
Common thread: you know how trades operate day-to-day, and you can coordinate and decide without constant direction.

Key Responsibilities
- Lead day-to-day site coordination (subcontractors, trades, logistics)
- Resolve ~80% of issues; escalate only major blockers
- Maintain project documentation: daily logs, photos, RFIs, snag lists, variations
- Track budgets, POs, deliveries, programme; flag risks early
- Handle building control: applications, booking inspections, chasing certificates
- Liaise with utility companies when needed
- Create succinct owner updates: what happened, impact, options, recommendation
Essential Requirements
- Significant site-based experience (trade background or construction field roles), ideally with proven exposure to residential refurbishments, HMOs, or small conversions
- Formal qualifications (SMSTS/SSSTS, HNC, BSc/MSc) welcome, but site competence is king
- Technical knowledge: trade sequencing, procurement, health & safety, building regulations
- Strong organisation: comfortable with scheduling, cost tracking, and documentation
- Communication skills: clear, decisive interaction with trades and stakeholders
- Mobility: full UK driving licence + reliable vehicle for site visits
- Location: Birmingham/West Midlands area with reliable site access

- Per-project fee: £2,000–£2,700 per 3–5 week refurbishment (scope/complexity dependent)
- Typical annual earnings: £60,000–£80,000+ OTE, depending on project throughput and performance
