The Assistant Project Manager plays a pivotal role in the successful delivery of Third Space’s property and construction projects. This is a position designed for a candidate with proven experience in project management within the property/construction sector, who is ready to take ownership of key project elements and grow into a fully qualified Project Manager. You will act as an important member of the Project Management team, driving project momentum across a significant pipeline of work. You’ll be responsible for managing critical deliverables, coordinating cross-functional teams, and ensuring operational readiness for new club openings. This role demands a proactive leader who can deputise for Project Managers, lead meetings, resolve issues independently, and contribute to the continuous improvement of project delivery processes. Key ResponsibilitiesStrategic Project Delivery

  • Attend and participate design and progress meetings, taking ownership of key deliverables and ensuring timely resolution of actions.
  • Manage procurement workflows, budget tracking, and stakeholder communications in collaboration with cost consultants relating to club investment projects.
  • Present project updates and risk assessments to senior stakeholders, offering strategic recommendations and mitigation plans.
  • Prioritise and manage planner requests from existing clubs, ensuring alignment with operational goals and external resource.
  • Manage cross-departmental collaboration to implement estate-wide upgrades and process improvements.
  • Ensure brand consistency and quality assurance across all project outputs.
  • Track and report on project KPIs, providing insights to inform decision-making at leadership level.

New Club Openings

  • Own the end-to-end procurement and delivery of direct order items, artwork, and bespoke elements, including supplier negotiations and logistics.
  • Identify and onboard new suppliers to enhance innovation, cost-efficiency, and delivery quality.
  • Lead operational handover planning, ensuring seamless transition from construction to club operations.
  • Develop comprehensive Building User Guides and training materials in partnership with design and operations teams.
  • Manage snagging and defect resolution processes, holding contractors accountable and maintaining detailed audit trails.
  • Oversee the collation and quality control of all handover documentation, including O&M manuals.

Pipeline & Portfolio Management

  • Drive progress across live and upcoming projects, taking ownership of delegated actions and ensuring delivery against timelines.
  • Maintain and optimise project trackers, risk logs, and reporting tools to enhance visibility and accountability.
  • Liaise with internal teams and external consultants to support planning applications and Licence to Alter submissions.
  • Contribute to feasibility studies and early-stage planning for new sites, including stakeholder engagement and research.
  • Assist in developing project briefs and scopes of work, ensuring strategic alignment across delivery teams.
  • Identify and implement process improvements to enhance project efficiency and reporting accuracy.
  • Act as a mentor to new team members and promote best practices in project management across the organisation.

Qualifications And Experience

  • Degree or qualification in Project/Construction Management preferred.
  • Demonstrable experience in property/construction project delivery.
  • Proficient in Microsoft Office Suite, including MS Project, Excel, and SharePoint.
  • Experience working with cross-functional teams and external contractors.
